The Bishopston Society has made an assessment of this application and would like to object on the following grounds:

 


•    The size of the flats does not comply with the Bristol City Council Core Strategy – Residential Space Standards
•    Access to the upper floor flats is shown passing through the existing office space which does not comply with Building Regulations
•    The proposals to extend the roof-space of the existing house will result in disfigurement of the existing roof shape and a huge unsightly flank wall
•     Ungainly appearance of the glass penthouse to the Elm Road Studios
•     Extension to Elm Road Studios dominates the old house
•     The development is too intensive and will result in further pressure on a street which is already extremely busy
•    Concern about further parking congestion and danger to young children who live nearby caused by increased vehicle movements
•     Refuse facilities are referred to at the front but not shown on the drawings
 We recommend refusal.
