First floor side extension over existing single storey extension and erection of two storey side extension.
Whilst this application is an improvement on the earlier design which was withdrawn, The Bishopston Society are still very concerned about the design quality of this application and the adverse effect on neighbouring properties and the character of the local area. The design is still incongruous and has an unsatisfactory relationship with the existing terraced houses alongside. The combination of flat and pitched roofs to the main 2 storey extension is most uncomfortable and the decision to set the new extension flush with the existing no. 10 alongside is unsatisfactory, not least as the external finish to the new walls is timber cladding which is alien within this context. The new extension should be set back from the front and rear elevations of the terrace and finished in a contrasting shade of render, so that it fits in with no.10 but is clearly subservient. Furthermore, the 2 storey design will overlook and overbear adjacent properties and their private rear gardens.
We consider that this tight/irregular site would be best developed as a single storey courtyard house, such that it would have no adverse impact on adjacent properties and the character of the neighbourhood.
We strongly recommend that the application is refused.
